Staples Construction is looking for an Assistant Project Manager with Public Works and/or JOC experience. This role will work out of the Salinas, CA office. This position is full-time with great benefits.
PRIMARY FUNCTIONS:
Provide overall management of construction projects from initial scope development through final acceptance by client. Provide and/or provide leadership and coordinate full estimating services on Job Order Contract (JOC) projects of all scopes and sizes. The Project Manager must possess a great attitude, proper skills, and the ambition to fulfill the essential functions listed below.
ESSENTIAL FUNCTIONS:
- Outstanding client services through all phases of the project life cycle (pre-construction, construction, and post-construction close-out).
- The ability to accurately budget and financially forecast for cost-to-complete.
- Navigating regulatory requirements and the permitting process.
- Generate and maintain detailed project schedules and updates for all types of projects.
- Manage the material procurement process.
- Prepare comprehensive scopes of work with appropriate exhibits.
- Review and understand contracts and subcontracts terms and conditions.
- Analyze plans and specifications for constructability and sequencing.
- Prepare and accurately maintain project documentation and records, including RFI’s, logs, job reports, meeting minutes, submittals, change order requests, correspondence, etc.
- Generate pay applications, cash flow, and revenue projects.
- Oversee the subcontractor selection and buy-out process.
- Monitor the superintendent’s job performance for adherence to schedules, contract terms, and safety procedures.
- Organize and facilitate project meetings with clients, consultants, and subcontractors.
- Consistently meet or exceed deadlines required for each project.
- Manage several complex issues or problems simultaneously.
- Provide client contact to assess the scope of work and resources required to successfully complete the project.
- Prepare complete estimate for selected project with detailed review of proposal specifications, drawings, takeoff information, contracting, etc.
- Review and incorporate historical data from purchase orders, subcontracts, productivity analysis reports, etc. into unit and manhour figures.
- Review proposal specifications, drawings, attend pre-bid meetings, etc. to determine scope of work and required contents of estimate.
- Provide complete conceptual and final estimating input on complex projects.
- Ensure all working documents and data are maintained to back-up estimate figures.
- Track awarded contracts as required - may include estimating/pricing extra work items, change orders, credits, procuring materials, etc.
- Provide technical assistance, i.e., interpretation of drawings, recommending construction methods and equipment, etc., as required.
- Initiate and maintain extra work estimating and issuance of change orders.
- Position has direct profit and loss responsibility.
- Perform additional assignments per Management’s direction
SKILLS, KNOWLEDGE, QUALIFICATIONS & EXPERIENCE :
Must possess:
- Ability to represent the company in a professional manner.
- Great communication skills – ability to communicate goals, expectations and ensure accountability to those expectations.
- Should have previous business line financial accountability experience.
- Clear and concise written and verbal communication skills; must be able to effectively communicate with tact and poise.
- Ability to manage and mentor the project support team.
- Must have people skills and are flexible with different types of personalities.
- Possess the ability to estimate project with minimal specifications.
- Provide detailed review of proposal specifications, drawings, takeoff information, contracting, etc.
- Ability to coordinate with other team members and be accountable for project proposals, construction, and wrap-up.
- Must be organized, disciplined, and have excellent planning skills.
- Must have an unrestricted driver’s license.
- Must have excellent Office Suite skills, specifically Excel, Word and MS Project.
EDUCATION AND EXPERIENCE INCLUDE:
- A Bachelor's degree in Construction Management, Engineering, or Business Administration is strongly preferred. Relevant construction experience will be considered.
- A minimum of 2 years of experience in renovation/retrofit, and tenant improvements with project values of at least $500,000.00 .
- Candidates must be literate and proficient in construction management, job costing, and scheduling software programs.
- Excellent communication, organizational and supervisory skills are essential.
- Working knowledge of public works projects.

WORKING CONDITIONS:
- Must wear approved Personal Protective Equipment when at construction site.
- Position requires prolonged sitting, standing, walking, and reaching in the performance of daily activities.
- Position requires near and far vision in reading written reports and work-related documents and acute hearing is required when providing phone and face to face service.
- Will travel to designated project’s job sites on a regular basis (weekly at a minimum).
- Required to work minimally outdoors in all weather conditions including wet, hot and cold and exposed to heavy dust and pollen.
- Travel will be required throughout California – 15% travel.
The physical demands described are representative of those that must be met to successfully perform the essential functions of this job.
COMMENTS:
This position is normally one of independent project supervision from the initial bid to final completion of project. Position has direct profit and loss responsibility. This position is based in the Monterey County Area with possible travel to bordering counties. Expected travel up to 15%.
