Summary:
The General Manager – HBM Commercial Properties (“GM”) manages and directs all property management activities for a portfolio of properties within the overall Hobbs Brook Management commercial real estate portfolio. The GM leads a team and is responsible for budget management, variance reports, tenant relations and strategic planning. 

 

As needed, the GM will work with the asset management team to assist on matters related to leasing and long-term planning. The GM will oversee the annual operating budget for their portfolio of properties and specific capital related projects which include building repairs, upgrades and overall property upkeep. The GM will work in conjunction with the construction team on various tenant improvement, development, and major capital projects from time to time. The control, operation, maintenance and repair of building systems is overseen by building maintenance personnel led by a Chief Engineer, who reports to the GM. The GM proactively manages tenant-related problems and issues to optimize tenant satisfaction; and works with the tenant experience manager to develop recommendations that positively impact tenant relations, retention, and satisfaction. 

 

In conjunction with the finance department, the GM will prepare the annual operating budget, monthly variance report, quarterly reforecast and other financial analysis and duties as needed from time to time. The GM is responsible for bidding, hiring and managing 3rd-party vendors and ensuring all FM standards are in place and adhered to.

 

Schedule & Location:
This is an exempt, office-based position in Norwood, MA with portfolio assets also in Johnston, RI.


• Actively manage assets to maximize short-term return-on-equity and increase long-term economic value
• Report on performance, budget variances, tenant arrears, tenant retention efforts, significant changes in the market and property conditions in general
• Responsible for financial management of property to enhance property value
• Develop annual operating and capital budget
• Financial reporting to include monthly variance analysis and quarterly reforecasting
• Oversee and work with Building Engineering and Facilities staff for assigned properties to ensure proper preventative maintenance and repair standards are implemented in a timely and effective manner
• Inspect and monitor all facilities activity and perform property inspections in a routine manner.
• Track and monitor all facilities-related contracts, utilities, invoice approval and budgeting
• Interact with tenants to promote goodwill and identify problems
• Ensure the highest priority is given to the safety of all occupants
• Review construction plans for tenant design buildouts and maintain contact throughout the project
• Manage third-party service providers to ensure that assets are maintained to Class A standards
• Determine specific service contract requirements, develop scope of work, solicit bids, evaluate proposals, and monitor contract performance for all service vendors
• Oversee and implement emergency preparedness best practices for all properties. 
• Work with EHS Manager and FM Standards Resource Manager to ensure all properties are operating in a safe manner and in accordance with FM Standards

Required Education:
• Bachelors Degree 

 

Highly Preferred Education:
• RPA, CPM, MSRE certifications preferred

 

Required Work Experience:
• 7-10+ years General Manager work experience is required at a senior level in a commercial property management capacity
• 4+ years of experience managing a team size of 3-6+ direct reports 

 

Highly Preferred Work Experience: 
• Familiarity with FM Loss Prevention
• Detailed knowledge of building mechanical, electrical, plumbing, structural and roofing systems 
• Experience with the start-up and management of a new office building for a single user

 

Required Skills:
• Ability to effectively listen and proactively respond to requests
• Knowledge of the budgetary process as it relates to operating and capital expenditure budgets
• Excellent communication skills (oral & written)
• Strong follow-through and a dedication to excellence in service
• Ability to build rapport with tenants, vendors, peers, and management
• Track record of leading and developing high-performing teams
• Understanding of the interdependencies between property management, asset management, construction, leasing and corporate services functions

 

The hiring range for this position is $134,080-$192,700 annually. The final salary offer will vary based on individual education, skills, and experience.
